The process

The Brelion team wants to provide its investors with the best possible investing experience. We’ve therefore put together this comprehensive step-by-step process page, covering every aspect of crowdfunding with Brelion—from initially signing up and getting accredited, to following each stage of a renovation project and ultimately maximizing returns.

1. Due Diligence

First, we recommend browsing our site to learn about us: who we are, what we do, and why we do it. Check out or Learn page, where we’ve answered FAQs and listed What to Expect for investors and real estate companies. We frequently update our Learn page with news articles and blog posts about Brelion, crowdfunding, and the wider real estate market.

2. Start a Free Account

After getting to know us, head here to join Brelion at absolutely no cost or future commitment. You only need to provide your email and a password to gain unlimited access to certain investment opportunities on From the “My Account” page, you can create a public profile, upload an image, and set your Investor Preferences, which are accessible from the “My Account sidebar”.

Your preferences can include:

  • Types of Properties
  • Update options (Blogs, Newsletters, New Properties)
  • Preferred Cities for Investments

Brelion emails you new projects and other updates based on the preferences you select. You can also indicate your risk tolerance and a timeframe for when you plan to start investing.

3. Complete accreditation

Although all users can access some of our investment opportunities, only accredited investors can access all opportunities and invest. Before advancing to accreditation, review our FAQs: We’ve done our best to answer any questions you might have about accreditation. According to the SEC, “accredited investors” (i) earn at least $200,000 per year, or $300,000 per year with their spouse; or (ii) have a net worth of at least $1 million, excluding principal residence. After logging into your new Brelion account, go to “My Account” and select the “Accreditation” icon on the sidebar. Select either that you are an individual or an entity. Accreditation involves a thorough review of your financial records to verify that you meet the above SEC criteria and sufficiently understand the risks inherent to investing. Check all the criteria that applies to you, as well as the information in the “Knowledge and Experience” box. Then “Submit” your accreditation request.

You will receive an email confirmation that your accreditation request has been received. A representative is assigned to guide you through the process, answer any questions you may have, and email you supplementary details as you proceed. Our team will either approve or reject your accreditation request within one business day—you won’t have to wait any longer.

Once your accreditation request is approved, a seal will appear beside your username at the top-right corner of the website. This seal certifies your status as an accredited investor.

4. Banking Information

After accreditation, we recommend setting up banking information under the “Funding Accounts” section of your profile. Along with your full name, address, city, state, and zip code, enter the bank account and routing number for the account you wish to use for crowdfunding transactions. Then hit “Submit”. For confirmation purposes, Brelion will make an initial micro-deposit into the account whose routing number you provide. Thereafter, any funds you invest will be withdrawn from and any returns or interest you earn will be deposited into this account.

5. Reserve your investments

After completing your banking info and getting accredited, you will be ready to invest. We list both available and recently closed offerings on the Investments page, each with a basic summary and a percentage marker showing how much an offering has so far raised. Click on any offering to access its complete summary and diligence. Review all of the diligence thoroughly before deciding to “pledge” to an investment.

Click the “Pledge” icon on the offering page to pledge your investment. The “pledge” stage of an offering precedes the “live” stage. A pledge reserves your investment—no one can take your place during the first 48 hours after the project goes live.

6. Fund your investments

When projects go live, Brelion will notify you, and you will then have 48 hours to invest your desired amount on the project page. All conversions from pledge to live are executed on a first come, first serve basis. Upon investing, your funds will be transferred to an escrow account while the project awaits full-funding, which should be within 14 days.

7. Track investments progress

You may track the progress of your investments by logging into “My Account” and viewing “My Investments”. You will be able to see the total amount the project has raised thus far and how much more is needed to achieve its funding goal.

Once a project is successfully funded, Brelion will notify you and will thereafter email you quarterly updates on the project. Updates may include photographs, revenue data, and reports from third-party visits to the property. This info will also be available on your profile under “My Investments.”

8. Money disbursements

Depending on the type of investment (equity or debt) you will receive monthly interest payments from the real estate company for the duration of the project; or, in some cases, payment will be processed in a lump sum at the project close. Payments will be directly deposited into the bank account you specified.

Upon completing the project, the real estate company pays off the principal to investors before exiting. Equity investors receive a percentage of the profits that the project ultimately yields. Finally, you do not have to wait for a project to be completed before investing again—you can invest in multiple projects at once.

9. Repeat

Investment experts recommend diversifying your portfolio among as many different assets as possible. Brelion makes this easy to attain: You don’t have to wait for one project to be completed before investing in another.
